If we are to install all demo content is the idea to replace these posts one by one to build the site? Is this what most do or just install the template?

It’s actually up to you how you want to start out. Some people prefer editing the demo content and go from there, others prefer to start from scratch so they have better control of their content. We cannot make a suggestion because neither one of these methods are wrong or right. It’s a simple preference. You could get familiar with the theme by checking out the options and demo content so you can get an idea of how things work and then you will decide how you want to go from there.
