How can I have a form pop up when someone tries to leave my site with an offer?
Like sending them an e-book or something.
I need to capture emails of readers

That requires a plugin with exit intent. That feature is available with most premium email subscription plugins like Optin Monster, but there are free ones like Yeloni Exit Popup in the WordPress plugin directory.

Most of those exit intent forms have configuration settings that don’t require you tinkering with the theme and they work independently.
