By using one of the demos, does that mean we cannot further customise or install third-party plugins? I can’t seem to get them working.

Hello,
The demos have nothing to do with plugins. The theme functionality is not affected by the demos. The demos simply add a css style but do not change functionality. Plugins and all other functionality work the same with or without demos.
